Nicaragua is a nation undergoing dramatic change. We all recall the images of a war-torn country filled with civil strife and constant violence, but today Nicaragua is a country renewed and poised to attract a new breed of trendsetters. Newport Beach. St. Tropez. Acapulco. The French Riviera. All were once the figment of someone’s imagination. Today they are the epitome of glamour and leisure. Since the eighties, Nicaragua has passed peacefully through four democratic changes of power and today is a constitutional democracy that respects human rights.

According to the U.S. State Department; nowhere in the hemisphere is the political transformation and expansion of democracy better exemplified than in Nicaragua. The economic prospects and its relations with its neighbors have changed positively in a very short time.

With all of her current progress, Nicaragua however remains virtually unknown by mainstream travelers, hotel chains, and international investors. North Americans and Europeans looking to retire or build warm-weather second homes have been buying land in Mexico and Costa Rica for decades. Belize followed suit and became the next Central American hot spot. In those areas real estate prices have escalated many times with the increasing demand. As Nicaragua’s undeserved stigma is being pierced by reports from the increasing number of foreigners who are traveling and expatriating there, Nicaragua is becoming the next land of opportunity.

A very large population of “baby boomers” in the U.S. controls unprecedented wealth. This group is just entering retirement. Their demand for affordable beach property and diverse vacation spots is expected to by itself drive the success of this project. The very recent success of another large residential real estate project in Nicaragua, also on the Pacific Coast, points out how Nicaragua’s stability and tax incentives are beginning to attract this huge market. Nicaragua was chosen as the location of this investment because the developer believes that the country is in the early stages of a rapid escalation in real estate valuations.

Overview:

Over the past decade or so, Central America has become one of the most popular locations for North Americans and others seeking a warm winter destination. The recent success of places like Costa Rica, Belize, Panama, and Honduras has attracted vacationers and second home buyers in great numbers. The FOX television show “Temptation Island” added another dimension as millions of viewers from around the world witnessed the beauty of this region and now the country has also been the feature of two of the most watched “Survivor” TV series.

With the increased demand for prime ocean view property, and the escalating values of real estate in these countries, it was just a matter of time before Nicaragua’s success began. The general project approach is to build in multiple phases, beginning with the cutting in of roads, then bringing in utilities, and finally the marking in and surveying of the 100+ home sites.

We began making improvements to the project site in the spring of 2004 with the initial road construction running from behind the church in the town square to the southern most point of the property.

Some portions of the road are now paved with high-quality inter-locking pavers that will be standard where all hard surfaces are called for. We are currently working on installation of underground electricity which will set new standards for the area.
